Thank you for your interest in ROAM Lease Transition Concierge.

Whether you're relocating for work, purchasing a home, moving to another city, or simply need to transition out of your apartment before your current lease ends, our goal is to make the process as organized, efficient, and well-supported as possible.

This guide provides an overview of our services, professional fee structure, and the steps involved in working with ROAM.

Every lease transition is unique.

Some buildings permit subleases, while others require lease assignments, replacement tenants, or other building-approved processes. Every property has different requirements, timelines, and approval procedures.

Rather than simply marketing your apartment, ROAM Lease Transition Concierge provides personalized guidance, professional marketing, and coordination throughout the lease transition process.

Our role is to help simplify the experience so you can focus on your move while we help manage the details.

Prospect Management

  • Responding to prospective tenant inquiries

  • Initial prospect pre-screening

  • Showing coordination

  • Communication with prospective tenants

Lease Transition Coordination

  • Communication with your leasing office or property management (when authorized)

  • Coordination throughout the lease transition process

  • Ongoing client updates

  • Assistance through the building's approval process

Professional Fee Structure

Our Professional Fee is:

The greater of:

  • 50% of one month's rent, or

  • $1,000 minimum Professional Fee (unless otherwise agreed upon)

The remaining balance is due upon the successful completion of the lease transition in accordance with the Service Agreement.

Engagement Retainer

A $350 Non-Refundable Engagement Retainer is required before services begin.

The Engagement Retainer is credited toward your total Professional Fee.

It allows ROAM to begin work immediately and covers the professional services that begin upon engagement, including:

  • Initial consultation

  • Lease transition strategy

  • Property review

  • Marketing preparation

  • Administrative setup

  • Project coordination

What If I Find a Replacement Tenant on My Own?

We understand that circumstances can change throughout the lease transition process.

If you identify a replacement tenant after engaging ROAM, simply let us know.

Your Engagement Retainer remains non-refundable because professional services begin immediately upon engagement.

If you would like ROAM to continue assisting with communication, coordination, or facilitating the lease transition for your identified tenant, we're happy to continue supporting you in accordance with your Service Agreement.

We'll coordinate inquiries, pre-screen prospective tenants, and keep you informed throughout the process.

Step 7

Once a qualified replacement tenant has been approved, we'll help coordinate the final steps toward a successful lease transition.

Frequently Asked Questions

Can you guarantee a replacement tenant?

No. While we provide professional marketing, guidance, and coordination, successful placement depends on market conditions, pricing, prospective tenant qualifications, and your building's approval process.

Will ROAM communicate with my leasing office?

Yes. With your authorization, we can coordinate directly with your leasing office or property management throughout the lease transition process.

Do you work with furnished and unfurnished apartments?

Yes. We assist with both furnished and unfurnished apartments, depending on your building's policies and your individual circumstances.

Can ROAM help me find my next apartment?

Absolutely. Through ROAM Residences, we can also assist with your search for your next apartment in Chicago.
